Emily asks: "I'm moving soon from a 4 bedroom house to a two bedroom flat. I've lived here for nearly 20 years and I've got so many things. I've asked my children but they don't want much. I feel quite sick thinking about it. Any suggestions would be appreciated."

Sue answers:

Moving home is one of the most stressful times. A recent survey by the Alliance and Leicester found that the people moving are more worried about the stress of packing and unpacking than they are about the sale falling through.

When you are moving into a smaller property you need to be ruthless and only keep your most treasured possessions and furniture. Don't put this off - start today by just walking around with a notebook and looking hard at what you have. You may want to measure up furniture and revisit your new home to see which bits fit in best.

When it comes to disposing of what doesn't fit, I can put you in touch with charities (mainly in the London area) who will collect furniture. Check out www.charityshops.org.uk, or take a look at the Moving Home section of my links page (here). If you have some seriously good quality stuff to get rid off, you may decide to sell at auction.

For the stuff you do want to keep by you, speak to your removal company well before your moving date. They should be able to give you cardboard boxes so you can start packing early. Label every box with the room it's going in, and what it's got in it.
